If you're thinking about selling your home, it's natural to wonder where you should spend your time and money before listing. Should you renovate the kitchen? Replace the bathrooms? Install new flooring?

In our experience, the answer is often no.

Buyers are looking for a home that feels clean, well cared for, and move-in ready. Before you invest tens of thousands of dollars in renovations, let's talk about the improvements that consistently make the biggest impact.

1. Fresh Paint Is Almost Always Money Well Spent

If we could recommend just one update before listing, fresh paint would almost always be at the top of the list. It instantly makes a home feel brighter, cleaner, and more updated, often for a relatively modest investment.

Our go-to paint color is Benjamin Moore White Dove, a warm, timeless white that works beautifully in a wide variety of homes. Other favorites include Benjamin Moore Simply White, Benjamin Moore Swiss Coffee, Benjamin Moore Natural Cream, and Benjamin Moore Cloud White. These colors create a fresh, inviting backdrop that appeals to the broadest range of buyers without feeling overly trendy or sterile. For bathrooms and powder rooms, we love Benjamin Moore Healing Aloe or Palladian Blue.

While wallpaper is certainly having a moment, it's also incredibly personal. What one buyer loves, another may immediately plan to remove. Unless wallpaper is already one of your home's defining features, we'd typically recommend investing in fresh paint instead.

In select cases, exterior paint can also be one of the best investments you can make. Curb appeal goes a very long way, and buyers often begin falling in love with a home the moment they pull into the driveway. That's why we spend so much time focusing on first impressions. Sometimes a freshly painted exterior is the right answer. Other times, a freshly painted front door, pressure washing, fresh mulch, and a little landscaping are all it takes to completely transform the way a home is perceived.

Every home is different, and we'll help you determine exactly where paint will provide the greatest return. Our goal isn't to make your home feel trendy. It's to make it feel fresh, well cared for, and appealing to the largest possible pool of buyers.

2. Buyers Start Forming an Opinion Before They Ever Walk Through the Front Door

Buyers often begin falling in love with a home before they ever step through the front door. That's why we spend so much time focusing on curb appeal.

Fortunately, creating that "wow" factor doesn't always require a major investment. Fresh mulch, neatly edged flower beds, trimmed shrubs, pressure-washed walkways, and a freshly mowed lawn can dramatically improve a home's appearance. In some cases, a freshly painted front door or even the entire exterior can also be well worth the investment.

Our goal is simple: we want buyers to pull into the driveway excited to see what's inside. That first impression often sets the tone for the entire showing.

3. Decluttering Helps Buyers See the Home, Not Your Stuff

Decluttering isn't about making your home feel sterile. It's about allowing buyers to appreciate the features they're actually purchasing.

Start with your closets and storage spaces. Storage is high on nearly every buyer's wish list, and closets almost always feel larger when they're only about half to two-thirds full. This is a great opportunity to begin packing for your move while showing buyers that your home has plenty of room for their belongings.

Next, turn your attention to the countertops. We all live with a coffee maker on the kitchen counter and toothbrushes in the bathroom, but have you ever noticed they're almost never there in listing photos? Clear countertops instantly make kitchens and bathrooms feel cleaner, larger, and more functional. Removing just a few everyday items can dramatically change how a space is perceived.

Finally, take a look at your décor and furnishings. We want buyers to focus on your home, not your belongings. We'd rather they notice the beautiful millwork on your built-ins than spend time looking at family photos or collections. The same goes for furniture. While it's tempting to maximize seating or fill every corner, less is often more. A room that feels open and spacious is far more appealing than one that feels full.

We also recommend hiring a cleaner who specializes in pre-listing homes whenever possible. These professionals know to go beyond the obvious by cleaning baseboards, light fixtures, window tracks, cabinet interiors, and even the inside of the oven. It may seem like a small detail, but buyers notice. When they open an oven, peek inside a cabinet, or look around a utility room, they're subconsciously asking, "Has this home been well cared for?" A spotless home helps answer that question before it's ever asked.

5. Service Your Major Systems Before Buyers Find the Problems

One of the easiest ways to build buyer confidence is to demonstrate that your home has been well maintained. Before listing, we often recommend servicing your HVAC system and having your roof inspected by a qualified professional, especially if either hasn't been evaluated recently.

A routine HVAC service can catch small issues before they become inspection items and provides peace of mind that the system is operating as intended. Likewise, a roof inspection can identify minor repairs before they turn into major negotiation points. If the roof is in good condition, you'll have documentation to support that during the transaction. If repairs are needed, you'll have the opportunity to address them on your timeline rather than in the middle of a contract.

While not every home requires additional evaluations, we believe it's almost always better to identify potential concerns before a buyer does. A little preparation on the front end often leads to a smoother inspection period, fewer surprises, and stronger buyer confidence.

6. Don't Assume Every Renovation Will Pay You Back

It's easy to assume that every dollar you spend before listing will come back to you at closing, but that's rarely the case. We've seen sellers invest heavily in renovations that added very little value, while others focused on paint, landscaping, and decluttering and received exceptional offers.

Major renovations also come with risk. Once walls are opened or cabinets are removed, you never know what hidden issues might be uncovered. A simple project can quickly become much larger and more expensive than expected.
