For the sake of this guide, we're calling South of the James the stretch from Forest Hill to Huguenot along the south side of the James River. One of the biggest draws to this area is exactly what its name suggests: incredible access to the James. Whether you enjoy hiking, mountain biking, kayaking, paddleboarding, boating, or simply spending an afternoon by the water, you'll find countless trails, parks, and river access points woven throughout these neighborhoods. Despite feeling tucked away in nature, several bridges make it easy to reach the north side of Richmond in just a few minutes.

If you cherish old homes, established neighborhoods, and that unmistakable traditional Virginia charm, South of the James is well worth exploring.

One of our favorite neighborhoods within these boundaries is Westover Hills, which absolutely oozes with traditional Virginia charm. We've driven many out-of-town buyers through who immediately say, "THIS is what I think of when I think of Virginia." The homes have character, the neighborhood feels established and timeless, and you're just minutes from both the James River and the local restaurants and businesses along Forest Hill Avenue.

One of our personal favorites is Little Nickel. Its tropical, Hawaiian-inspired vibe might sound funky, but trust us, don't knock it until you try it. The food is fantastic, the cocktails are even better, and it's exactly the kind of quirky local spot that gives this part of Richmond so much personality.

South of the James is a particularly special pocket of Richmond for buyers who want historic charm, a true neighborhood feel, and easy access to some of the city's best outdoor recreation. It's the kind of place where you can spend the morning on the river, grab lunch at a neighborhood favorite, and still be just a short drive from the heart of the city.
